As-is or list it?

Neither one is always right. This is the trade you are actually making.

Selling as-is

  • No repairs, cleaning or staging
  • No agent commission on a direct sale
  • A date you pick, not one the market picks
  • Condition is not a dealbreaker
  • Usually not the highest price you could get

Listing on the market

  • Usually the most money, if the house can take it
  • Competing offers are possible
  • Repairs, cleaning and showings come first
  • Commissions and a longer timeline
  • Financed buyers can walk over condition

If the second column describes your house and you have the time, list it. Skyler will say so himself.
